4.14 Target Market Housing Stock by Year the Structure was Built Analysis
When trying to understand the distribution of the housing stock for Mecklenburg County County based on the year it was built, we break the stock down into the following categories:
- Built 1939 or earlier
- Built 1940 to 1949
- Built 1950 to 1959
- Built 1960 to 1969
- Built 1970 to 1979
- Built 1980 to 1989
- Built 1990 to 1999
- Built 2000 to 2004
- Built 2005 or later
When we look at the housing stock for the target market of Mecklenburg County and break it down by age, we find out the following:
- Only 1.6% of the total housing stock of Mecklenburg County was built before 1939 as compared to 5.5% for the state of North Carolina.
- A whopping 48.6% of the total housing stock of Mecklenburg County was built between 1940 and 1959, compared to only 11.5% statewide.
- In the 3 decades starting 1960 to 1989 we saw 38.3% of the housing stock in the County get constructed - during the same period about 40.3% of the total housing stock in the state of North Carolina was constructed.
- The most striking part of the analysis is that only 11.5% of the total housing stock for Mecklenburg County was built after 1990 as compared to 42.7% statewide.
What this analysis clearly demonstrates is that the housing tock of Mecklenburg County is much older than the housing stock in the State of North Carolina. This may have to do with the fact that most of the State only witnessed a housing boom in the 1960's compared to the County which seemed to have benefited from a lot of construction post world war II.
With such an aging housing stock, there is little room for doubt that Central Plumbing and Heating will be making its bread and butter in the traditional repair business along with plenty of opportunity for lucrative remodeling projects.
