4.13 Target Market Housing Stock by Units in Structure Analysis

The following items come to light when looking at the distribution of the housing stock by the number of units in structure for Kent county:

  1. Almost 2 out of every 3 homes or 67% of the total housing stock of Kent county consists of 1 unit homes. 60% of the homes are single family detached homes and another 7% of the homes are 1 unit attached homes.
  2. 4% of all homes in Kent county are either 2 unit, 3 unit of 4 unit structures.
  3. 28% of all homes in Kent county have more than 5 units in the structure - these are multifamily dwellings including apartments.

This is all excellent news for James and Carmine of Dependable Roofing. Given that almost two third of the housing inventory in the target market of Kent county is comprised of single family attached or detached homes, the opportunity for being able to grow the business and gain market share for seasoned professionals is superb. Single Unit homes tend to be larger, cost more and need roof repair and replacement services on a regular basis. Multi family homes more than 5 units typically are in the form of apartment buildings that tend to have relatively limited roof repair issues.
