4.6 Target Market Owner Occupied Units Analysis
The owner occupied housing analysis of the target market of Kent county and the state of Michigan comes up with the following results:
- 9.4% of all homes in Kent county are valued at less than $50k compared to 15.8% of all homes in the state of Michigan.
- Only 29.3% of all the owner occupied homes in the Kent county are valued at less than $100k as compared to 40.7% statewide.
- 56.5% of all the owner occupied homes in Kent county are valued at less than $150k compared to 60.8% in the state of Michigan.
- When it comes to homes less than $300k, 90% of all homes in Kent county fall into this valuation bucket. Statewide this number is also at 90%. What this means is that almost 10% of all the homes in Kent county and Michigan state are valued at more than $300k.
- Also 9.4% of all homes in Kent county are valued at between $300k to $500k as compared to 9% in the state of Michigan.
While the distribution of the housing stock on the higher end of the housing valuation is fairly similar for Kent county and the state of Michigan, we find that on the lower end the state of Michigan actually has many more folks living in lower valued homes that the target market of Kent county. It is fair to say that the Kent county has a slightly more affluent housing mix then the state of Michigan. This is good news for James and Carmine, since folks living in higher valued homes tend to be able to afford roof repair and replacement services.
