4.5 Target Market: Race Demographics

Race demographics in Westchester County, NY reflect its proximity to a major metropolitan city like New York.  Hispanics are represented at 3% more than the national average, blacks with 2% more and Asians at 2% more as well.  White folks are 61% of the resident population compared with 66% nationwide.

4.6  Target Market: Income & Housing Demographics

When we compare the income profile of the residents of Westchester County, NY versus the national average a very clear picture emerges.  About 16% of the resident population reports an income of between $100k and $150k compared to the national average of 10.70%.  About 11.50% of the population reports income of between $150k and $250k compared to the national average of 4.43%.  Even on the lower end of the income spectrum we find that the national average income of less than $15k is reported by 13.64% compared to 10.12% in Westchester.  The income bracket of $15k to $25k has  11.21% nationally – in Westchester that number is only 7.26%.  It is clear from these comparisons that resident population of Westchester has higher income than the nation in general.

While it may seem that having a higher income is good for Westchester residents, they also pay the highest property tax rates in the nation.  The median home in Westchester costs $789k versus $217k for the national average and consequently 58% of Westchester residents own homes versus 65% for the national average.  Housing vacancies however stand at 3.50% in Westchester versus the national average of 14.48% - a very significant difference.
